    We also liked the innkeeper. He was funny, personable and interesting. But ugh, ugh, ugh. We would never stay there again. He keeps 24 cats and our rooms absolutely reeked of cat urine. Unfortunately, we came in so late and did not realize it until it was too late. We were stuck until very early morning when we ran gasping for breath. We made it to the dining room for breakfast and to check out only to find cat hairs floating in the syrup. We love cats ourselves - but 24 is too much ESPECIALLY when they all sleep and pee indoors. But yes indeed - we did like the innkeeper. But not enough to go thru that again.

    I Love this place! It was the highlight of my stay in Hyannis! We enjoyed relaxing in the back yard with our two Greyhounds. Bill the in keeper is awesome and has a huge heart! As fellow rescue people it was home away from home to go hang with the cats. For the most part the cats stay by the Annex which i believe rooms 11&12 are. So if your in the main house and you'd probably be, then it is more or less cat free. He does not allow the cats inside the main building. Are room was quaint, decoration a plenty, always something interesting to look at, and. Plenty if interesting stuff to read. My only recommendation is to fix the toilet in the frog room. It tilts and makes it a little awkward to sit on. Also, April, hosts the wine hour and she is fantastic as well! This was my first visit to Hyannis and they made it worth it!

    I had a great Experience here, the cars here were very unique, loved all of them. I will return here every trip I make to The Cape.

    We just spent six days at this inn. I would not recommend staying here. While this Inn has tremendous potential to be great, there are many things lacking which for over $200 dollars a night should be present. 1. Mugs and glasses both in our room and in the dining area were not clean. There was evidence of coffee on the mugs and the juice glasses were sticky. 2. Breakfast was essentially the same thing every day, cantaloupe, watermelon, an egg dish and microwaved sausage links that were never browned or cooked through. The entree was usually over cooked. Coffee was lukewarm. Butter and jam were not offered. 3. Air conditioning was available at an extra charge of $10.00 per day even though the rooms were over $200.00 dollars a night. 4. There were electrical wires running under the entrance door that were not encased and exposed to the elements. 5. The Annex building that housed the billiard room absolutely reeked of cat urine. 6. There was cat hair in our room. 7. The bathroom plumbing fixtures were in bad condition, toilet moved when used, sink dripped and a large hole was present under the vanity. Shower temp was very difficult to regulate. 8. Tissues were not replaced when emptied and bathroom towels not changed for the 6 nights we stayed. 9. Exterior deck was unsafe to walk on with boards moving when walked on. 10. Beach chairs were rusted and many unusable. Overall we were very disappointed with this establishment and will not be returning.

    For A Great Summer Vacation _ The Best Inn To Stay At Hyannis. The Simmons Homestead Inn is simply the best Bed & Breakfast on Cape Cod. Bill, the innkeeper is very accommodating and wonderful. The rooms are beautiful and our bed was extremely comfortable! The living room is gorgeous with a brilliant, working fireplace. The free breakfast is delicious and includes omelets, coffee cake and pancakes. Coffee and tea were always available in the dining room. The coffee is always fresh and hot! Staying here in Hyannis Port for the last few days, and we don't want to leave. The weather has been perfect, so we managed to go bike riding and photo touring. Staying at an old captain's house, the Simmons Homestead Inn, which has been updated and appears to have add-ons? Like several sheds / barns that house classic sports cars, all red in color. Bill is the Innkeeper, an older gentleman, who cares for the cars and the guests here. In the morning, you can spot him early, making coffee and preparing the bountiful breakfast. One day it was pancakes filled with fresh berries, the next day he made us omelets with sausage and fruit. I liked the very large common area / living room with a nice fireplace and windows overlooking the lawn and pond out back. Bedrooms are spacious, and have been updated, as I could easily tell that the bathroom was an add-ton, and not part of the original home. I don't know if it's the salt-air, or the comfortable bed, but we slept well and long. It was nice to sleep late, and not have to do anything I didn't want to do. Cape Cod is really beautiful at this time of year, and we managed to capture some nice pictures. There are two golf courses nearby, as we quickly learned. We whole-heartily recommend the Simmons Homestead as your inn to stay while on Cape Cod. We made the right choice, as you will too! It doesn't get any better as a romantic get-a-way, or a family vacation spot, as the near-by beaches are perfect at this time of year. - John (in Boston)

    My family and I stayed at the Simmons Homestead Inn over Memorial day weekend. Once we entered our rooms, we saw that they left a bit to be desired, the rooms smelled of must, and the sheets were dirty and covered in hair. Once they were asked about this, they simply said that they had cleaned the sheets already. While the trip started badly, it quickly got worse. Their deck had substantial rotten wood. While I was walking across it, I actually fell through the deck. I badly sprained my ankle, and had deep scratches all over my legs, and my whole leg is now black and blue. Once he was told about the situation, he simply stated that he knew where I had fallen, and handed my husband a piece of wood and asked him to cover the hole. He was not at all concerned about the safety of his establishment or patrons. The next morning, a decorative plate that was on the wall, fell, and shattered a foot from my mother in law's head, while she was sleeping. We then saw that this plate had been hung up with a piece of scotch tape. We cleaned it up best we could, and told him about it, so it could be vacuumed. At this point, he proceeded to raise his voice with us, and get very upset that we broke his plate, and then threw it away, and how it was rude of us to do so. Once I approached him of all the events, and how we were very unhappy, he proceeded to try to walk away, and muttered something about it all being fixed, and refused to talk to me, or do anything about the situation. We were all greatly insulted, at how a business, with patrons, and families could be so unsafe, and an owner who was indifferent to the situation.

    although the accomodations are only about 3 star, the in keeper is way cool. he is a character and his character shines throughout the inn (if you visit the website, you'll see what I mean). you never have to worry about what to do or where to eat. he has sheets, menus and will personally go over everything with you. full service is an understatement. he also let us stay in the bigger room at no extra charge just because it was available that night. i also loved the back yard!! hammocks, porch swing, big grassy area --the perfect place to kick back & relax (there's a wine hour around 5:30 the house itself was built in the 1800s, but updates have been made inside, and some things in the bathrooms could use some fixing and the rooms smell a bit musty. the inn is pet friendly, so a lot of people brought their dogs. the inn keeper has 20 cats and 1 yellow lab. the cats are super friendly and will come up and greet you, so if you don't like cats, you might want to consider other lodging. i personally enjoyed my stay, but i don't think this place is for everyone, so i encourage you to visit their website if you're considering staying here.
